    Pros +

    • Great hotel for exploring Kyoto. Budget friendly but very comfortable. Had all the amenities I expected and staff were very nice!
    • Attention was very good, everything very clean, the bed was comfortable and everything was working. The location was also great. Easy to move around. When we arrived, we noticed we had made a mistake in the booking. The staff was helpful and booked us another night just before and we were able to have the same room for the whole stay. We're very thankful for this.
    • This is my fourth stay here, and I keep returning for a reason. I really love the room design — the space is small, but it’s so thoughtfully arranged that it feels both comfortable and efficient. The bed is very cozy with plenty of pillows, and the headboard has just the right amount of space for essentials like a phone charger, eyeglasses, or a bottle of water. The chair and work desk are compact but practical, making it easy to get work done without feeling cramped. Despite the limited space, the room still manages to include a small sofa, a fridge, a clothing rack, and a surprisingly spacious bathroom. The lobby is also beautifully designed and gives a great first impression.I’ve come back four times now, and I’m sure I’ll return again.

    Cons -

    • Although we were able to fix our booking, this apparently came at a significant markup. Not only were we charged more expensive for the additional night, which is to be expected, but also, the nights we had already reserved, came up at a price much higher than the one we saw in booking.com. We needed to fix the booking and having been able to do this was a life saver so we didn't complain, but we were not explained why this was so. I recommend other guests to pay in advance and verify the booking very well.
    • Almost everything was fine, except that there was no space to sit and talk. Our group of scholars gathered in the lobby after work to continue a serious discussion related to our seminar — it wasn’t a casual or noisy conversation. However, a staff member came to us around 10:05 p.m. and said, “It’s almost midnight, please go back to your room.” That felt quite unwelcoming. If the lobby isn’t meant for sitting and talking, then where else can guests gather? Before that, when I reached for an orange from the refreshment area, another staff member walked up and shouted “No! No!” while crossing his hands. I didn’t mind being told not to take it, but I wish he had spoken politely instead of shouting. It’s disappointing to see this kind of rude tone being adopted in Japan’s service industry, which is usually known for its courtesy. I hope the hotel encourages staff to maintain the traditional Japanese politeness, even when dealing with foreign guests. Our group was polite and calm — we only wished for a quiet place to talk.
    • Not at a higher floor.Small room (as expected).Sink faucet water is weak.

    Great value and friendly staff.

Some of the breakfast items that were meant to be warm were cold. And the variety of items lacked compared to other places we had stayed. The location is good but have to travel a little for popular places.

Beautiful garden, nice lobby, great location, very friendly and helpful staff

Breakfast was expensive and not international. You cannot ask for eggs to be prepared for yoy

    9KathyPosted on: 11-7-2025

The staff were friendly and very helpful. It was clean and comfortable.

The free coffee tasted terrible. The hotel stay was a bit too pricey for me. I was going to stay a second month, but the price was higher.

Modern hotel, super staff, excellent breakfast - I say breakfast, but it was a full spread of all types.Prime location with short walk to train & bus and major tourist sitesGood price for area

Bedroom small even by Japanese standards, I would stay again but pay more if larger room available

    10FahmedPosted on: 11-5-2025

Close to the train and the nishiki market. Clean and tidy rooms. Everything was there. Family mart and 711 close by.

    Everything was great.

    Normal

Staff very busy, room is very small but ok for Japan rooms size. The room was not so much clean.

    6AlwinPosted on: 10-30-2025

The location is fine, just walking distance to the train station... the breakfast is decent....

The hotel room size is too small

    10MattPosted on: 10-27-2025

The staff were super accommodating and spoke great English

We had to do washing and there were only 2 machines, ended up going to a coin laundry

    9MikhailPosted on: 10-27-2025

Good location, great staff - know english, helped us book something in Japanese, can recommend hotel for sure

    8PhilipPosted on: 10-21-2025

Bed was comfortable. Shame that there was not a restaurant there until my last day. Also it was only open for a very expensive breakfast. I would have liked a more cafe-like setting.

Lobby was insanely cold. I don't know how the staff can take it!

    Cleanness

Below was not comfortable at all. My next is hurting within 1 hr. Causing difficulties in sleeping

    The location

There was no breakfast, and they let us know till we were there… they gave us some “bento boxes” but they were small and not good.

Great value for money, amazing bed and pillows, bathroom and AC.Most comfortable stay we had in Japan. It truly felt like we were vacationing. Not many extra ammenities but it’s not necessary because you’re out and about in Kyoto, you won’t stay in other than to sleep.Useful washing machine service

Washing machines are usually busy, the hotel should add at least 2 more

Convenient location near subway, good price, friendly and helpful personnel. The room was clean and comfortable and had everything needed for a perfect stay. I'm glad I chose this place to stay in Kyoto, they also arranged the delivery of my luggage to the next hotel

The sink in the bathroom was very small, like in an airplane lavatory. The restaurant was also closed unfortunately, so the breakfast was served as a bento box, but it was still good.

    3Alexandr B.Posted on: 9-24-2025

An average hotel, nothing special to note here.

    - We booked a stay with breakfast. That was important for us and only this hotel offered breakfasts for the price we paid. However, when we arrived we were told that the restaurant was closed permanently, so we can either receive a refund for food or have a small box with food every morning. This was very disappointing as we would definitely book another option if we knew breakfasts won't be available here. Sadly, hotel staff didn't find it necessary to inform us about the restaurant being closed before we arrived. Moreover, the refund was a ridiculous amount of 880 yen (~ 5$). - We received a room with a window directed to another room's window inside an inner yard. Not only do you have to keep shutters closed all the time, but also there's no natural light at all, even with shutters open and in the middle of the day. It was really hard to wake up in the morning because you feel like it is still the middle of the night outside.- There are only two washing machines for all rooms which is obviously not enough since there are at least 20 rooms on each floor. Most likely you won't be able to catch the washing machine, they're always used by someone else.- Rooms are extremely small, there's not even enough space to place a suitcase. This is pretty common for Japanese hotels though.

This place is very clean relatively new and had everything I needed during my business trip although I was still over the maximum you’re allowed to spend.

It’s not really their fault I guess but I booked this place for the breakfast but when I got there, they said all they had was this nasty looking Japanese bento because their breakfast restaurant had gone bust. Easy for you to say meanwhile I contour to get screwed.
